How to Navigate Bemrose Screening Reports
Bemrose’s reports cover five main subsections designed to assist your leasing decision, so understanding how it is organized can help you easily navigate to the information you need.
Overview of Application and Results
The most general information is found at the beginning and end of the report. Listed on the first page is the property’s and applicant’s basic details, such as: unit number, rent amount, applicant’s and roommates’ names, etc.
Results of the screening are found in the last few pages, on the Report Summary and (if applicable) an Adverse Action letter. The Report Summary highlights factors leading to one of three possible outcomes:
Full Approval
Increased Deposit or Co-Signer Required
or Does not Qualify
For Full Approvals, the Report Summary alerts you that the applicant meets the criteria, and lists any extenuating details needed in the Final Comments (such as: summarizing the household income, any aliases found, etc.).
For Increased Deposit/Co-Signer and Denials, the areas of sub-qualification are specified (such as criminal history, low income, false/discrepant information, etc.) along with clarification on if an increased deposit, qualified roommate, or co-signer is needed. This information is also listed in our complimentary Adverse Action letter on the next page, which informs the applicant of the screening results.
The Four Pillars
Bemrose Consulting collects and verifies information in four main areas: Credit, Employment/Income, Rental History, and Criminal/Eviction history. These Four Pillars are detailed in the body of the report.
A Credit breakdown is found in two locations. The first page outlines if a credit report was obtained, if the identifying details match what was given on the application, and if there is negative debt. More details on the negative debt are found further down the report near the criminal and eviction records, disclosing the amount and explaining if the debt is past due balances or collections.
Employment Verification is also found on the first page, along with a summary of any verifiable income documentation.
Rental History starts on Page 2, and often occupies a majority of the report. All rental references are listed here, and includes specifics like dates of tenancy, payment history, lease violations, damages, relationship to landlord, and more.
Finally, the Criminal/Eviction page appears after Rental History. We list every state and county where records were searched, and the results of any charges or evictions found.
